Which Value Do You Want?

What your home is worth depends on why you ask the question. It could be one value based on a purchase or sale and an entirely different value for insurance purposes.Values-250.png

Fair market value is the price a buyer and seller can agree upon assuming both are knowledgeable, willing and unpressured by extraordinary events. This value is generally indicated by a comparable market analysis done by real estate professionals.

Insured value is determined for insurance coverage. Homeowner policies typically have replacement clauses in them and the cost of demolition, new construction and the added complexities of matching existing construction could exceed the cost of new construction.

Investment value is based on the income it can generate during its useful life. This value is dependent on what kind of yield an investor requires to capitalize the value over time. The formula for this is to divide net operating income by the capitalization rate required by the investor.

The assessed value of a home is used to determine the property taxes the owner must pay. This value is determined by the responsible state government agency.

Homeowners are generally more familiar with their home’s market value. Since it can be lower than the replacement cost, owners should review the insured value with their property insurance agent periodically.

There can be a surprising difference in each of these separate values. It is important to know the purpose that it is going to be used for the value.

Home Safe Home

Home is a place you should feel safe and secure. Sometimes, we take it for granted and unfortunately, we do need to remain vigilant about things we do that could compromise our safety. Here are a few tips to consider:

  • Everyone loves an inviting home including burglars. Make sure it looks occupied and is difficult to break in.
    • Always lock outside doors and windowsHome Safe Home.png even if you’re only gone for a brief time.
    • Lock gates and fences.
    • Leave lights on when you leave; consider timers to automatically control the lights.
    • Keep your garage door closed even when you’re home; don’t tempt thieves with what you have in your garage.
    • Suspend your mail and newspaper delivery when you’re out of town or get a neighbor to pick it up for you.
  • Posting that you’re out of town or away from home on social networks is like advertising your home is unprotected.
  • Equally dangerous could be allowing certain social network sites to track your location.
  • Don’t leave keys under doormats, in flowerpots or the plastic rocks; thieves know about those hiding places and even more than you can think.
  • Trim the shrubs from around your home; don’t give criminals a place to hide.
  • Use exterior motion detectors and yard lighting.
  • Have an alarm system and use it when you leave home and go to bed.
  • Put 3 ½” deck screws in door plates and door hinges.
  • Have good deadbolts on all exterior doors.
  • Exterior doors should be solid core.

Definition of a Bedroom

REIN has received numerous calls recently asking for clear definition of what constitutes a bedroom. Here are the basics…The current Virginia Uniform Statewide Building Code states that a bedroom must have the following:

  • An area of at least 70 square feet. If more than
  •  one person occupies the room, there must be 50 square feet per occupant.
  • Ceiling heights must be no less than 7 feet.
  • Two egress points, one of which leads directly outside. The emergency exit (whether a window or door) must have a minimum area of 5.7 sq.ft., or be big enough for a firefighter or other rescue personnel in full gear to be able to carry you to safety. Only exception: if the room is at grade level, the minimum size may be 5 sq.ft.. Emergency exits may measure no more than 44 inches from the floor to the bottom sill.
  • In order to be considered a legal bedroom, the room cannot be the only means of acc
    ess or egress to other bedrooms or habitable spaces.
  • Ventilation for cooling (i.e. a window or A/C), and a heat source. Portable heaters do not count as an adequate heat source.
  • Contrary to popular belief, Virginia does not require a closet in a room to call it a bedroom.

The requirements listed above are mandated by the Commonwealth of Virginia. However, each City and County within the state may have their own requirements, on top of the state’s. So what is allowed as a bedroom in Virginia Beach may differ from what is allowed in Newport News. It is recommended that you check with the local zoning authority of the home in question for a complete definition.

What’s That Smell?

Homeowners may be totally unaware that their home has an unpleasant odor. It can be unrecognizable to them but immediately apparent to visitors on entering the home.smell - 300.jpg

Candles, aerosol spray or even chocolate chip cookies can’t get rid of the smell. To eliminate the odor, the source of the smell first has to be removed and then, the affected areas can be treated.

Cigarette smoke is particularly offensive to people.  It is very common for buyers to refuse to even consider looking at a home where smoking is allowed. This odor permeates the air in a home and soaks into carpets, furniture, drapes, clothing and even the building materials like drywall and cabinets.

Pets may be considered part of the family but it is still a problem when the animals are not adequately house-broken. Urine isn’t just absorbed by the carpet but also the padding and in some cases, the subflooring. Sometimes, walls and floors have to be treated and sealed before painting and new floor covering can be installed.

If a casual friend doesn’t want to hurt your feelings about the jeans you’re wearing, you can bet the ranch that they won’t tell you about the odors in your home. You’ll need to rely on your closest friends to tell you the truth or maybe your mother-in-law.

Real Estate is the overwhelming preferred Choice.

Real estate is the overwhelming preferred choice by Americans as identified in a recent survey. With the Dow Jones industrial average reaching record highs, it might be expected that the stock market would be the favored choice but that wasn’t the outcome.

Analysis of the report suggests that the popularity for houses could be that they are tangible assets that you can see where your money is actually invested compared to stocks and bonds which tend to be unclear where the money is invested.

Preparing Your Home for Hot Weather

Summer_Home_Maintenance_ChecklistAs warm weather rolls across most of the country, it’s time to start thinking about how to protect and care for your home when the mercury soars. What can you do to ensure the summer sun doesn’t cause damage to your home?

Heat stays out, cool stays in.
That’s the general idea, right? Check the weather stripping around doors and windows to make sure you don’t have a leak where your air conditioning can escape. This is a good time to assess the state of your insulation as well. Many power companies also offer home energy-efficiency assessments — often at no cost — to help you pinpoint places where the heat is creeping in, and often they’ll supply solutions too.

Perform an A/C checkup.
Don’t wait until you really need the air conditioning to make sure it’s working properly! If something goes wrong at the height of summer, it could be weeks before repairs can be made. Replace your HVAC unit’s filters, and consider having your air ducts and vents cleaned out and the seals checked.

Turn it around.
Your ceiling fan, that is: Many types have a way to reverse the direction they spin. In summer, the blades should rotate counterclockwise in order to maximize the fan’s beneficial effect on your home’s temperature.

Scout the perimeter.
Most people spend more time outdoors when temperatures rise. Check the boundaries of your property for damage to fences, security lights, and gate locks. Clear away any long grass that may have grown up next to fences as they can harbor fleas and ticks. Reset timers on sprinklers and outdoor lights in consideration of the longer hours of daylight.

Paint: It’s not just for looks.
Although we generally think of a new coat of paint as a cosmetic indulgence, it actually helps to protect the home from the effects of strong heat and sun. While you’re at it, check the deck to see if it needs a fresh coat of sealant as well. Washing the windows will ensure you can enjoy the summer sunshine. And speaking of windows, check screens and shutters for damage too.

Prepare to party.
If you love to entertain outdoors, or you want to live off barbecue for the next few months, your summer fun equipment will need a good once-over. Hose down patio furniture and check cushions to see if they would benefit from a good wash and a chance to dry in the fresh air or if they’ll need to be replaced. Clean off the bbq and fill the propane tank [or stock up on briquettes].

Scale the heights.
Before it gets too hot, an inspection of the roof and attic is a great idea. Check outside for missing shingles or other signs of damage. Trim back tree branches that could be used by local critters as stepping stones to get onto and then under your roof. Check out the gutters while you’re up there too. Then head inside to examine the attic for leaks, holes, and signs of animal trespass.

We may think of summer as a time for vacations, but we never really get a vacation from taking care of our homes. I hope these tips help you have an enjoyable summer!

5 Things to Know About Title Insurance

Title insurance protects the holder from any losses sustained from defects in the title. It’s required by most mortgage lenders. Here are five other things you should know about title insurance.

  1. It protects your ownership right to your home, both from fraudulent claims against your ownership and from mistakes made in earlier sales, such as mistake in the spelling of a person’s name or an inaccurate description of the property.
  1. It’s a one-time cost usually based on the price of the property.
  1. It’s usually paid for by the sellers, although this can vary depending on your state and local customs.
  1. There are both lender title policies, which protect the lender, and owner title policies, which protect you. The lender will probably require a lender policy.
  1. Discounts on premiums are sometimes available if the home has been bought within only a few years since not as much work is required to check the title. Ask the title company if this discount is available.
